Rose Island Beach & Harbour Club will have approximately one hundred forty waterfront residential home sites, together with a small resort, condominiums, private marina, restaurant and other amenities. Located near the eastern entrance to Nassau Harbour, and only five miles from downtown Nassau, this new, residential community will be connected to the Nassau area with regularly scheduled, ferry service which will offer a transit time of only fifteen minutes between the island and downtown Nassau. In effect, the Rose Island Beach and Harbour Club will become a suburb within the capitol city market area.
The residents of the Rose Island Beach & Harbour Club will literally have the best of both worlds. Separated from the city by five miles of beautiful waters, they will be remote enough to be insulated from the problems that rapid urbanization has brought to the Capitol city area and yet, they will have at their whim all of the services and conveniences of modern civilization only a fifteen minute ferry ride away. The travel time to downtown Nassau from Rose Island will be less than from almost any other residential community in the area and this will mean that many of the inhabitants of Nassau will find it entirely feasible to select Rose Island for his, or her, primary home. Similarly, the regular ferry service, combined with the excellent airline service availlable from the Nassau International Airport, will make it possible for the foreign property owner or visitor to travel between Rose Island and many of the major population centers in only a few hours.
The Rose Island Beach & Harbour Club is a multi-faceted development that includes, in addition to the residential homesites, a hotel, marina, restaurants, and other commercial activities. For the purposes of this document, it has been assumed that the development, marketing and financing of these commercial functions will be performed by independent corporate entities and these functions are, therefore, other than, to reflect the purchase of the property from the development company and the cost of the infrastructure necessary to service these facilities.
